What are Business Rates
Business Rates are applied to all commercial properties and are then calculated by multiplying the Rateable Value (which is set by the Valuation Office Agency) by the Uniform Business Rate (which is set by Central Government). This then gives the amount of rates payable. However, your Rateable Value can be challenged and your Business Rates reduced due to a number of factors including mistakes in rating or changes to business or property circumstances.
The current rating list was compiled in 2005 and will run until 2010, then each property is revalued and the new Rating List is introduced. Any reductions achieved in reducing the Rateable Value of a property will normally be back dated to the start of the 5 year listing, 2005, or to the date at which the business occupied the property if later than 2005.
Small business relief, Empty property relief and Rural rate relief
There are also various forms of relief available to help business's reduce their liability. If you are running a small business in England with a Rateable Value of less than £14,999 (or £21,500 in London) and it is your only business premises, then you could be eligible for up to a 50% reduction in your rates payable. There is also new legislation being introduced this year regarding empty property relief. Rural Rate Relief is available to qualifying Post Offices, General Stores, Petrol Filling Stations and Public Houses.
